Overall in 2011, Maricopa will experience approximately 2700 sales of listed homes ranging in price from $10,000 to $770,000, with an average of $95,000 for 2,234 sqft.

While the City of Phoenix and the other communities that are the focus of this website, are in Maricopa County, the city of Maricopa is located in Pinal county. I wish I knew how that happened. Maricopa is located about 28 miles due South of downtown Phoenix. The cities in the southeast part of the Phoenix metro area are closer to Maricopa, with Chandler being closest at about 25 miles.

Real estate in Maricopa is worthy of special note. In 2000, Maricopa was home to 1,400 proud residents. Within eight years, it grew to over 40,000, and it's still growing.

The attraction of Maricopa was the massive number of nice homes that were built starting in 2003. During the real estate bubble of 2004 through 2006, home builders bought the land very cheaply, then worked at a feverish pace in Maricopa to provide affordable homes that just weren't available anyplace else. They built it and the people came.

Because Maricopa is perceived as being "out in the middle of nowhere", when the real estate bubble burst starting in 2006, Maricopa real estate values dropped even more than most in the metro Phoenix area. Strangely, the demand for the nice homes in Maricopa has continued, and the relative volume of home sales is the highest of any community in the metro area, but the home price trend has been flat at a very low level. A very nice home can be purchased here for about half what it would cost to build.

Maricopa has a very interesting history.

A 1694 journal entry by Father Eusebio Francisco Kino records a description of what would become Maricopa Wells. He noted an established agricultural community populated by friendly Native Americans who were established traders.

In the Mid-1800's, when everything south of the Gila River was still part of Mexico, Maricopa Wells was a dependable source of water along the Gila Trail. It became an important and famous stage stop for the Butterfield Overland Mail Line that stretched from St. Louis to San Francisco.

The 1870's brought the railroad. Phoenix was a tiny village then, but growing political influence led to the building of a spur line from Maricopa to Phoenix. Today's Maricopa Road John Wayne Parkway) lies over the top of that old rail line, which was abandoned in 1935.

Agricultural production around Maricopa has provided a hearty farm economy that thrives today. However, many farms and pecan groves have given way to rooftops and paved roads. In response to the hyper growth, Maricopa incorporated in 2003 and residents thereafter voted to adopt its first Municipal General Plan that would ensure Maricopa achieves its vision through the year 2025.

Maricopa is fast becoming a "clean and green" industry hub as home to Pinal Energy, the state's first ethanol plant, and Yulex, a producer of organic hypo-allergenic latex from desert crops. Volkswagen and Nissan Test Tracks also call the Maricopa area home.

Banner hospitals is building the first major medical facility in the community. Phase I, a 40,000 sq ft building, is expected to open mid-2012.
