The Phoenix real estate data presented herein are close approximations for activity within the city limits of Phoenix, which is as good as it gets for most Phoenix statistics. Why? Because there are big land areas within Phoenix that have zip codes, assigned by the USPS based on the location of the post office that delivers the mail, that create a mailing address other than Phoenix ... data people get confused along with everyone else.
A great example is zip code 85254, a Scottsdale mailing address, in Northeast Phoenix. This area is huge, and dead-square ... three miles on each side, every inch of which is within Phoenix city limits. And it is a very significant area. This zip code has been cited by the Arizona Republic newspaper as having the greatest total wealth of any zip code in Arizona. Again, it's entirely Phoenix, not Scottsdale.
Phoenix is growing, even still - in population and land area, although it's been a while since Phoenix has done any annexing. The Phoenix population of over 1.5 million is 5th, or 6th, largest in the USA, exchanging places with Philadelphia from time to time, and long ago surpassing Dallas. With a land area over 500 sq. miles, Phoenix is second only to Houston, and that's just a matter of time.
In terms of climate, the Phoenix area has more than 300 sunny days per year, and an average temperature of 74 degrees. The Phoenix area does not experience floods, earthquakes, massive fires, hurricanes, tornadoes, or any other horrible natural disaster. June through August, the Phoenix daytime high is typically 106 degrees, or higher, but that is as bad as it gets. Even then, the 6 AM temperature is likely less than 85, and the humidity under 20%. Just do outdoor things early, and drink lots of water.
Phoenix enjoys a Standard & Poor's bond rating of AA+. In 1993 and again in 2000, Phoenix was rated by a German agency as the best managed city in the world. In 2008, the Phoenix Mayor was in the final cut for the best mayor in the world as rated by another European agency.
In the 1970s, the Phoenix City Council adopted the "Village Plan" to guide zoning and planning that carved the City into seventeen distinct areas. The concept called for residential, retail, and commercial development to foster a stronger sense of neighborhood within each the areas. One important objective was to reduce work commuting. With work and shopping being close to home, even in a city as big as Phoenix, commuting would be minimized. The largest of these is Desert View Village, which encompasses Northeast Phoenix and was largely open desert when the concept was adopted. In this "village", the City of Phoenix intends to show the World what a modern city should be.
Misconceptions abound about the Phoenix area. Scorpions and snakes are NOT common in Phoenix. 120 degree days are NOT common in Phoenix summers - extremely rare, in fact. And there are no sand dunes in all of Arizona. The Sonoran desert is very "green".
Thus, metro Phoenix, all things considered, may well be the best place on Earth to live. That is why Maricopa County has been the fastest growing county, in terms of head-count, in the entire USA for over a decade.
